I spent years selling in the financial industry before this, and the same complaint followed me through every desk: the list was sold to everybody in the room, and nobody would say where it came from. Land is worse. A parcel sits unimproved for thirty years while four LLCs pass it around, and the "motivated seller" export you paid for names a company that was dissolved in 2019.

Deedhawk is the answer I wanted as a buyer: read the county's own records, resolve the owner behind the entity, date every change, and show the evidence behind every score. The county's records are the source. The output is one honest list, licensed to eight buyers instead of the whole market, and priced on the county's own housing market rather than on how badly you need it.

What we will not do: invent a testimonial, show a logo we have not earned, or sell your county to the man next door. If the records do not support a score, the score does not ship.
